Through my association with Harding Green, I will personally manage the marketing, negotiation and sale of your property from start to finish; making the whole process as efficient and and stress-free as possible with a consistent level of feedback and discussion as desired.
I meet you and view your property at your convenience, giving any advice or answers to any questions you might have. I will compare it with recent sales in the area before providing you with a verbal valuation followed by a written confirmation and the provision of the Harding Green terms of business.
On receipt of your instruction I will begin compiling everything ready for the marketing of your property. This will include producing an Energy Performance Certificate (EPC), if the property does not already have a valid one.
I also recommend my clients instruct their solicitor at this stage and request they prepare a sales contract immediately to save time once an offer has been accepted. Many terms of sale rely on a quick exchange and therefore having paperwork in order at the start, can prove helpful.
To comply with “Proceeds of Crime Act (2002)” and “The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017” I will need to collect relevant Corporate and/or Individual identification documentation from all clients.
Your property will be actively marketed on rightmove.co.uk, zoopla.co.uk, onthemarket.com, onedome.com, listglobally.com and 20 further ancillary portals. Additionally, there is a strong focus on social media; Including Facebook, Instagram and Linkedin
Naturally, I will keep you informed at every stage, from valuation through to completion, but my aim is simple: to make your sale as effortless and stress free as possible.
Throughout the course of the marketing, I will be in frequent contact, providing you with feedback from the viewings, along with a weekly catch up to discuss progress of the overall marketing strategy.
Liaising with yours and the buyer’s advisors
Once a sale is agreed, I effectively take on the role of a project manager, working closely with the buyers, solicitors, surveyors and finance brokers to progress the sale through to a successful Exchange of Contracts and ultimate Completion.
Should you prefer, I can quietly market your property on an ‘off-market’ basis without launching it on to any websites or into the open market. This can be achieved by approaching directly my extensive network of relevant buyers and investors as well as utilising my well-established links with all the leading Central London buying agencies, relocation companies and many others sourcing property for overseas buyers.
